Back around 1900, a gentleman named Benjamin “B” Schwartz was driving through Dallas on his way to the West Coast with his family when his car broke down. Without enough money to fix his car, B settled in, and four generations later, his family is still here in the “Big D.” B’s son Hymie started a manufacturing business in Deep Ellum. In the 1930s, Hymie sold his business and started buying small retail properties around the Dallas metroplex, which began H.S. Investments.

Virtually all of the original properties are still a part of the family holdings. Hymie leased and managed the properties himself, creating a personal family atmosphere with his tenants. As the business grew and his only child ”Tootsie” started to raise a family, his son-in-law, Peter Fonberg, would go with him weekly to meet tenants and learn about the business while at the same time running his own vibrant real estate ventures. In 1969 Hymie passed away, and Peter took over the reins. In 1979, Peter’s son, Mitchell, joined the team, and together they have carried on the family business that has spanned eight decades. Even as the portfolio of properties has grown exponentially, the family has remained committed to the personal approach of hands-on management.

Over the years, H.S. Investments has been known within the real estate community as a “Generational Holder” or Non-Seller of its real estate. The company is continually looking to acquire various forms of real estate, focusing on existing neighborhood retail centers.
